Consider Comparables :
How do the other homes that are similar to yours compare with yours regarding size, price, renovations, amenities and the general overall appearance inside and out?
You must consider your competition because the buyers will be doing the same thing.
Repairs:
Repair all the items you can find fault with because you can be sure the buyer will find them if you don't. If your pocket book will not allow you to do that, at this time, then just make sure that the items that need repair are in the best shape possible.
Clutter:
If you have it ...get rid of it... clutter, by nature, is very distractive. It will take the buyer's attention away from the more positive attributes of your home and all the buyer will remember is the clutter.
Just by removing the papers and magazines from the kitchen counter and hanging up the cloths and shoes in the bedrooms will let the buyer see just how neat and organized your home could be and that there is room for everything to be put away. Also, clutter will make the rooms appear smaller.
Painting and Refreshing :
Painting and refreshing your home or maybe just a few key rooms in your home will be one of the most important single things that you can do to set you apart from your competition. Everyone appreciates cleanliness.
By having a clean home you are saying to the buyer, if you chose my home, as you can see, you don't have to start from scratch just to move in, and the more time and money that you can save the buyer, the more likely they will choose the home with the lesser amount of work to be done. Wouldn't you?
Curb Appeal:
It only takes one glance at something for your brain to register whether you like what your looking at or not. Some buyers, even though they have made an appointment to view your home, will just pass it buy and say, if that is what the outside looks like then I don't even want to go inside, just cancel the appointment.
So, cut the shrubs, put away the toys, clear all the walkways and try and make your home as inviting as possible.
Home Warranty:
Buyers will feel more secure if you have a home warranty in place. It will let them know that they may be able to save some money on a repair, within that year, if anything unexpected should occur with any of the big ticket items.
Instruction Manuals and Maintanence Agreements:
If you have them, make a package for the buyer to keep on hand. It is comforting to know that if something malfuntions or you have forgotten what the seller had said about the boiler, while walking though your home inspection, that you can go back and refer to the manual.
